Rebuilding Cobb County’s Oldest High School

Carroll Daniel Construction partnered with the Cobb County School District in Marietta, Georgia, on the Osborne High School rebuild. This project was unique and logistically challenging as our project team constructed a brand-new set of facilities for the county’s oldest high school on an occupied campus. At the heart of the project was the phased demolition and replacement of approximately half of the existing buildings on campus, as well as renovations to the interiors of the remaining buildings on campus. During construction, an additional performing arts center and CTAE building not included in the original contract were added to the project scope.

Prioritizing Safety During Occupied Campus Work

Our project team employed extreme forethought to anticipate the logistical and safety needs of Osborne’s campus to keep our team members, subcontractors, the Osborne students, administration and staff safe. Our Safety Director and members of his team drafted a site-specific safety plan to safely coordinate work activities for all team members and subcontractors, which included day-one training, daily huddles and weekly site-wide safety stand-down meetings.

Overcoming Unforseen Challenges

During construction, a large quantity of hard granite rock was discovered after building demolition, underground in the footprint of where the new four-story building would go. Crews later discovered the same rock condition in the footprint of the new gymnasium. The project team drafted a budget and blasting plan for the rock removal, obtained approval from the owner and still managed to complete the entire project without impacting school activities. To minimize the impact on the operation of existing buildings, the team decided to utilize smaller blast charges and remove the rock in lifts. While this created many more blasts and a lot more work for the team, it presented the smallest risk of an incident that would impact school operations.

Award-Winning Communication & Dedication to the Client

The project team provided constant communication with school administrators to keep them informed about progress every step of the way as they completed the project directly adjacent to in-use buildings on the occupied campus. As a result of the project team’s dedication to safety and the client, the Osborne High School rebuild project won a first place Build Georgia Award and a first place Build America Award. This project forged a lasting relationship between Carroll Daniel Construction and Cobb County Schools, paving the way for Carroll Daniel Construction to be selected to complete similar work at Cobb County Schools’ Sprayberry High School with the same project team and architect.

Going Above & Beyond

Carroll Daniel created a lasting partnership with Cobb County School District, enhancing student experiences & raising school spirits through:

  • Donating materials to the school’s construction lab
  • Offering field trips during construction to discuss what was happening in each phase of the project
  • Forging a work-based learning partnership with the Cobb Innovation and Technology Academy on the Osborne campus
  • Purchasing and wrapping gifts for less-fortunate students for Christmas
  • Organizing a teacher appreciation breakfast
  • Donating an enlarged center-court logo for the new gymnasium
  • Constructing a memorial at the football field in honor of a coach who passed away
  • Donating to a fund supporting the family of a school resource officer who was taken from them unexpectedly
I can attest to the above and beyond efforts each Carroll Daniel team member made to ensure the success of the project. Carroll Daniel has set a very high standard by which future general contractors will be judged.
