Market-Driven Need for Speculative Buildings

Northwest Georgia is home to some of the world’s top flooring producers. Market demands in that industry and region have led to a need for more flexible manufacturing and warehouse space to support existing and growing business – paving the way for Greenpoint Industrial Park. The six tilt wall and structural steel buildings that make up the park are designed by our in-house architectural team. Constructed using a master schedule with a phased approach, the facilities include both shell and tenant improvement interior packages. Even as work continues, Greenpoint is already home to a leading manufacturer of polyurethane foam carpet cushion and flooring underlayment, as well as a top-tier producer of sports and recreational surfacing material.

Phase 1

42 acres, 4 buildings, roughly 721,000 SF

Started in 2021, the first phase of the Greenpoint series of design-build projects included four facilities for light manufacturing/warehouse use, each with office and employee components. Designed for single-tenant use, the buildings include bathrooms and space for conference rooms and offices. Carroll Daniel designed and built one facility specifically for Healthier Choice Flooring’s corporate offices and warehouse. Footprints for the four buildings range from approximately 100,000 to 233,000 SF.

Phases 2 & 3

78 acres, 2 buildings, approximately 1.1 million SF

The second and third phase of the design-build project include a much larger footprint, exceeding 1.1 million SF of facility space. Aside from the increased scope, the planned buildings in these phases are cross-dock facilities designed for multi-tenant occupancy. Like the first phase, each light manufacturing/warehouse building includes bathroom, office and conference spaces for future employees.
